Here's the Top Ten Questions I would be asking when hiring a Realtor.
1) In what towns/areas are you an expert? What is your sales record over this last year @ my price point?
2) How long did it take you(r team) to Pend your last # listings? (Or) How long did it take you to find a home for your last # Buyers? How did you accomplish that? Please send me links to those.
3) What is your opinion of Open Houses? How many Open Houses have you held that led to an actual sale? What are some new & fresh methods to expose the public to my home?
4) In a transaction, what is your typical response time to other agents? What is the timeline for which I can expect responses when I attempt to contact you? How frequently will we be talking?
5) When will we schedule a time to review all the documents we will/may use for a future transaction? I would prefer we not review everything for the first time, in a stressful or rushed situation.
6) Do you have a lender/stager/handyman/painter/landscaper/roofer who quickly responds to help us with this sale/purchase?
7) Do you anticipate being out of town or on vacation during our contractual/transactional timeline? Who locally will be covering your business during that time? How experienced is that agent?
8 ) What is your opinion on limited agency transactions? Please share some pros & cons.
9) Out of your last # of closings, how many of them were referrals? In general, what % of your business would you say is referrals?
10) I see your online reviews, but would your last clients be willing to speak with us about their experience working with you(r team)?
